Seasonally Delayed Tasks

 

There are times of the year where certain exterior tasks can not be performed due to weather conditions. The most common are winter items like Exterior Paint, Sod, Trees/Shrubs. Below will outline how you should treat those tasks during that time of the year. Please note that in some areas of the company the same can be experienced when it comes to summer items when temperatures are too hot for installation.

How to handle seasonally delayed tasks

 

  1. Place tasks on a future date where there is a high probability of installation. Pull tasks up as needed.

  2. Do not constantly move tasks throughout the winter, updating their days every week or two.

  3. Do not complete tasks if work has not been performed as this may cause payment to be released prematurely.

  4. Work delayed tasks into your current work schedules to not overwhelm the vendors’ work force. Communicate with vendor to match capacity with demand.

  5. Work with CCM to ensure your vendor’s POs are not configured to delay payment. If a vendor performs work during building cycle they should be paid during that period. Use separate phase/activities if payment needs to be broken out.

Example:

Original schedule date of tasks are set for 2/5 but due to weather can not be installed. Project Manager will move to 4/1 when weather is expected to be more desirable. In the event the installation can occur prior to 4/1, tasks can be pulled up.
