Slab Townhomes Templates (NVR Bonus program)

There’s a little confusion in PNA I think regarding nomenclature.

 

The “Corporate” Templates for Single Family Homes will have the following words under the heading “Foundation”; BSMT, CRAWL, SLAB OR MONOSLAB.

For Townhomes, only the following exist; 2 LVL and 3 LVL.

 

We have a “slab” townhomes in PGS; PGS – LC – 0011B that is pulling the Option Code, “FTS” for “Main Level Entry w/ Slab”. The job is sitting on the Exception List.

 

Our point of confusion lies in the fact that the Foundation nomenclature for the Corporate Templates is only 2 LVL or 3 LVL and not “Slab.”

We are 80% sure the Type 2 – TH – Two Level Template called out on the Exception log is what we need to create. But, we want to be 100% sure.

 

I looked on the Center for Production Excellence and noticed the following:

· Calvert-02: Type 2 DUC House Type

· TH 3 LVL: Base Days for Type 2 = 56

· 2 LVL THs Option: -5 Additional DUCs if Option Code FTS exists in the Sale; Base DUC Days = 51

 

When I review the Corporate Template, “Type 2 – TH – Two Level”, it’s End of DUC Task is on Day 51.

Thus, I believe we should create a Type 2 – TH – Two Level template. I also see these Tasks, “Slab Prep”, “Box Slab”, “Slab (House)”, “Insulate Slab” and “Slab (Garage)”.

But, these tasks also exist in a Type 2 – TH – Three Level Template as well. So, we just walk to check and be sure that a Corporate Template isn’t missing.

NVR Bonus program is weird because as you stated it used foundation for SF and levels for TH. Because SchedulePro needs to enforce/implement the program we follow the same structure.

 

When it comes to TH and the bonus program we follows a pretty straight forward calculation.

If the follow codes are tied to the house the foundation will be a 2 LVL

FCA

FTS

FSA

 

If the follow codes are tied to the house the foundation will be a 3 LVL

FTE

FTD

FTF

 

If none of these codes are present it will default to a 3 LVL.

Once a schedule is created it does not look at the foundation code again.

In terms of the tasks those are driven off the same option codes or different ones and are independent of the foundation. That is why you see the same tasks in both templates.
